“I had terrible moisture issues in my 107 year old home to the point that my kitchen ceiling and door frames were literally dripping water. I thought it was due to excessive attic heat, but I was informed that my HVAC unit was pulling moisture in from my crawl space. Mike with Southern Climate Solutions came out and gave me a quote to encapsulate my crawl space and install a dehumidifier. I hired his company to do the work, and they were absolutely amazing. His crew members were on time and kept me informed during the process. They completed it to perfection and went a step farther by adding trim to my attic access door to eliminate any excess heat from entering my kitchen. I highly recommend them if you have excessive humidity/moisture issues in your home. They understand the science and they are experts at fixing the problem. And they are reliable, which is VERY hard to find these days!!!”
‘The floor (at my rental home) is almost completely laid back down, which is great. Also, the bug man said I had the best and cleanest crawlspace he had seen in East Hill. Thanks!’

Causes of Crawl Space Moisture
In our sub-tropical environment in the Southeast, high humidity is present 12-months a year, creating a variety of hazards in crawl spaces and homes including mold and poor indoor air quality.
Florida sits on a 100,000 square mile aquifer system that provides plenty of naturally filtered drinking water. Unfortunately because of this, Florida has a very high water table, especially closer to the coast.
Open crawl space vents are intended to allow a crawl space to breathe. However, in highly humid climates, damp air gets trapped, creating condensation on the wood structure and ductwork.
A number of issues can cause water to accumulate in the crawl space, including lot and landscape grading, plumbing leaks and issues with how gutters are directed or a lack of gutters.
Why A/C Falls Short in Removing Moisture From Your Home
No structure or human is immune to the negative effects of high humidity. Your home, contents and health can suffer from many hazards as a result of the moisture produced in our highly humid environment.
Along the Gulf Coast, the average annual relative humidity is 75%, with averages of 86% in the mornings. Our region has extreme humidity 12-months a year with December being one of the highest humidity months.
While A/C helps to dehumidify, it’s meant to cool and typically isn’t effective or efficient at moisture removal in a sub-tropical environment. One reason is that A/C only removes moisture when it is engaged. In Florida and Alabama, we sinply need more than what our air conditioners can provide when it comes to excess moisture.
To efficiently and effectively control moisture, a stand-alone dehumidification solution is the best option to protect your home and your families health.
The efficiency and effectiveness of dehumidifcation can often be recognized in energy savings. According to the U.S. Department of Energy, controlling moisture can make your home more energy-efficient, less costly to heat and cool, more comfortable, and prevent mold growth. And that’s exactly what our customers experience.
A drier space is naturally cooler and that leads to energy savings. Many of our customers have seen savings between 20%-30%. The Department of Energy states that for every degree the thermostat can be raised in the summer months, a savings of 3%-5% can be gained.
According to the U.S. Environmental Agency, indoor relative humidity should be kept below 60%, ideally 40%-50%.
One of the best ways to monitor your home is to invest in a hygrometer, a device that monitors indoor relative humidity. The ideal indoor RH is 50%. At 60%+ RH, your home is prone to mold growth and poor indoor air quality.

Frequently Asked Questions
How does moisture affect my crawl space and my home?
In a vented, unsealed crawlspace, humidity creates excess moisture which leads to mold growth, wood rot and moisture seeking pests. A wicking effect pulls the unhealthy air from the crawlspace into the home, creating an unhealthy indoor space.
Shouldn't my AC take care of humidity in my home?
While AC removes some moisture, it is not effective or efficient in extreme sub-tropical environments, where excessive humidity is present 12-months a year. The AC is only dealing with moisture when the AC is engaged, which is not enough to keep indoor relative humidity at safe levels. Our commercial grade dehumidifiers are stand-alone units that work independently of HVAC.
My wood floors are cupping. Is that from too much moisture?
We often see cupping wood floors in home with crawl spaces. This is realted to excess moisture being wicked up from the crawl space into the home. We have had success in laying down cupping wood floors with our encapsulation & dehumidification application.
Why does my house smell musty?
Musty odors are a sign of active mold spores. Mold grows when indoor relative humidity is above 60%. To prevent mold growth, you must control the moisture levels in your home / structure.
What are the signs of high humidity and excess moisture in my home?
High humidity and excess moisture cause many hazards inside your space. Signs include:
- Visual mold or fungi
- Musty odors
- Excess condensation on windows in cooler months
- Dripping vents
- Cupping wood floors
- Bubbling or peeling paint
- High energy costs
- Chronic allergy-like symptoms / sinusitis
- Respiratory issues
- Skin irritations
What are healthy levels of indoor relative humidity?
Healthy levels of indoor relative humidity for the Southern Region are between 40%-50%. A hygrometer is a good device to have to monitor indoor RH. If your indoor space is above 60%, conditions exist for mold growth.
How will dehumidification affect my electric bill?
A drier space is naturally cooler. Often times our customers see a 20%-30% savings on their energy bills. After a proper dehumidification solution is installed, many people move their thermostat from 68 degrees to 77 degrees in the summer months and are cool and comforable.
